Coating Slabs on Low Bayfront Ground

Epoxy flooring in Cutler Bay has to account for water that sits close under the slab. The town lies just west of Biscayne Bay on flat, low coastal ground, with an elevation of about 7 feet. Wikipedia notes that in the rainy season the canals, channels and lakes are often full and the groundwater table sits near the surface. That water does not stay out of sight. It pushes vapor up into garage and patio concrete, and a coating laid over a damp slab is the one most likely to bubble or peel.

East of the ridge, west of the ridge

Cutler Bay is split by a natural feature most residents drive over without noticing. The Cutler Ridge coral formation runs through the town at about 14 feet. Land east of the ridge, toward the bay, is exposed to storm surge. Land west of it is generally better protected. When we visit a home we ask where it sits relative to the ridge and whether the garage has ever taken water. A garage that has flooded once often shows white mineral bloom along the walls and joints. That residue has to be ground off before anything will stick.

Homes that came back after 1992

Hurricane Andrew made landfall near Cutler Ridge in 1992, and Wikipedia describes the result as almost total destruction, with major wind damage to nearly every building. Recovery from that storm was part of the push to incorporate. Voters approved the town charter on November 9, 2005, and picked the name Cutler Bay over Cutler Ridge. Many slabs here were poured or repaired in the rebuilding years, so we see a mix of original concrete, replacement pours and patched sections in the same neighborhood.

What we recommend here

For most Cutler Bay garages the order of work is simple: 1. Take a moisture reading at several spots, including near the door and the back wall. 2. Grind the full slab with diamond tooling and clear out any mineral bloom. 3. If readings run high, lay a moisture-tolerant epoxy primer before any color coat. 4. Finish with a polyaspartic floor coating or a flake broadcast under a clear polyaspartic topcoat.

The flake option is the one most families pick. It hides tracked-in sand and grass and gives some grip when the floor is wet from a car coming in out of the rain.

Boats, gear and salt air

Black Point Marina, the largest public marina in the Miami area, sits near the town's southern border. If your Cutler Bay garage holds a boat on a trailer, fishing gear, coolers or outboard parts, it takes a beating. Salt residue and fuel drips are hard on bare concrete. A sealed floor lets you hose those off. For a garage that doubles as a boat bay, we suggest a thicker flake system and a textured topcoat near the trailer tongue, where people step most.

Outdoor slabs near the water

Back patios and pool decks in a low town hold rain longer. Before we quote patio and pool deck coatings, we check the slope. If water already ponds against the house, a coating will not move it. We tell you that up front and show you where the low spots are.

A growing town

Cutler Bay grew from 40,286 residents in 2010 to 45,425 in 2020. With homeowner vacancy at 1.4%, most houses here are lived in and used hard. Garages fill up with bikes, school gear and second fridges. We plan the job so you know how long the garage will be out of service and when you can park on it again.

Cutler Bay Questions

My Cutler Bay garage flooded during a storm. Can it still be coated?

In most cases, yes. We check the concrete for soft or flaking spots and grind off the mineral residue that floodwater leaves behind. Then we take moisture readings. If the slab is still wet, we wait or use a moisture-tolerant primer. We will not coat a floor that is still drying out.

Does it matter if my house is east or west of the ridge?

It can. Homes east of the ridge sit lower and closer to the bay, so their slabs are more likely to show moisture in the wet season. We test every floor either way, but we expect to see higher readings on the bay side.

Will a coating hold up to a boat trailer?

Yes, if the system is thick enough. We use a full flake broadcast with a durable topcoat in boat bays. Rinse salt off the floor after trips so it does not sit and dull the finish.
