Floors for Homes That Stay in the Family

Epoxy flooring in Richmond Heights often goes into homes that have been in one family for a long time. The community has deep roots. After World War II, Pan American pilot Captain Frank C. Martin bought farmland next to the old Naval Air Station Richmond and created Richmond Heights as a new community for returning African American veterans. Today about 20.1% of residents are 65 or older, and the median age is 43.1. Many of the requests we get here are about safer footing and floors that are easy to keep clean.

Built near a blimp base

The Navy bought 2,500 acres from the Richmond Timber Company at the start of the war to build an airship base. The company was a major supplier of Dade County pine, a dense, hard pine. NAS Richmond became the second largest airship base in the country, with 25 K-series blimps, three hangars 16 stories tall and 3,000 men. A hurricane and fire destroyed it in September 1945. Richmond Heights grew up next to that site starting in 1949.

Footing comes first

A standard glossy epoxy can be slick when wet. For homes where an older relative uses the garage entry or the back porch, we change the finish:

  • Fine grit mixed into the topcoat for traction
  • A medium flake broadcast that adds texture underfoot
  • A matte or satin sheen that shows less glare
  • Extra texture at the step down from the house

The floor still mops clean. It just grips better under shoes and bare feet.

Porches, patios and entries

Outdoor slabs take the most sun and rain. Front porches and back patios here are often the oldest concrete on the lot, with cracks that have opened and closed for years. We repair those cracks, then apply patio and pool deck coatings with a UV-stable topcoat and a textured finish. A light color keeps the surface cooler for bare feet in summer.

Concrete only

Not every floor in an older home is concrete. We do not coat wood. Our systems are made for concrete, and we will tell you if a floor you want coated is the wrong material.

Fewer people, more space

Richmond Heights covers 1.6 square miles. In 2020 it had 8,944 residents in 2,872 households, and 18.9% of households were one person living alone. When a garage stops holding two cars, it often becomes a workshop, a storage room or a hobby space. A commercial and shop floor epoxy works well for a serious workbench area. A solid, light-colored epoxy brightens a storage room.

How we work in your home

We measure, read the moisture, and walk the floor with you. We explain each step and write down the price before any work starts. If someone in the home has mobility needs, tell us at the estimate so we can plan where to put the most texture.

Garage doors and thresholds

On older homes the concrete at the garage door is usually the most worn. Rain blows in, cars turn on it, and the edge can crumble. We rebuild a broken edge with repair mortar before coating, then carry the coating to the door seal. A clean, sound edge keeps water from getting under the new floor and lifting it.

Richmond Heights Questions

Can a garage floor coating be made less slippery?

Yes. We add fine grit to the topcoat, use a flake broadcast, or both. You choose how much texture you want. More texture grips better but takes a little more effort to mop.

Our back porch slab is old and cracked. Is it worth coating?

Often it is. We fill and level the cracks first, then coat. If a section has sunk or is breaking up, we will tell you it needs concrete repair before any coating.

Can you coat the floor inside our older home?

Only if it is concrete. If the floor is wood or has a wood subfloor, a coating is the wrong choice and we will say so at the estimate.
