Coatings for Florida City's Homes and Highway Businesses
Epoxy flooring in Florida City covers two very different jobs. One is the family garage in a newer subdivision. The other is the working floor of a business that serves travelers at the end of the Turnpike. The city is the southern terminus of the Homestead Extension of Florida's Turnpike and the gateway to the main section of Everglades National Park, and much of it is hotels and other tourist facilities. We coat floors for both.
From "Detroit" to Florida City
The city began as a land promotion called Detroit. There were no buildings when the first thirty families arrived in 1910, and the name changed to Florida City when the town incorporated in 1914. For most of the 1900s, farming drove the local economy. Tomatoes, squash and other truck crops grew here in winter, and potatoes were the main crop in the East Glade before large housing developments were built there.
What farmland subdivisions mean for a slab
Homes built on former farm fields sit on ground that was graded and filled for construction. The slabs are usually newer and in fair shape. Over time, some of them develop shrinkage cracks, low spots near the garage door, or damp patches where water drains toward the house. We look for each of these at the estimate. A garage floor coating goes down only after cracks are filled and any low spot is noted, so you know where water will sit.
Families fill the garage
The 2020 census counted 3,905 households in Florida City, and 50.6% had children under 18 living in them. The median age was 30.3 years. In practice, that means garages full of bikes, strollers, sports gear and a second fridge. An epoxy flake floor handles dropped toys and dragged bins well, and the texture gives some grip when kids run in wet from the yard.
Floors for hospitality and service businesses
Hotels, restaurants, gas stations and service shops near the Turnpike and U.S. 1 see heavy foot traffic, rolling carts and spills. Commercial and shop floor epoxy suits back-of-house areas such as storage rooms, maintenance shops, laundry rooms and loading areas. We use thicker 100% solids systems where carts and pallet jacks roll, and we can add texture to wet areas. For a business that cannot shut down for a week, a polyaspartic floor coating shortens the time a room is out of use. We can also work in phases so part of the floor stays open.
Built higher on the ridge
Part of Florida City sits on the ridge, where elevation runs from 5 to 8 feet above sea level. That is higher than much of the area, but the ground is still porous limestone close to the water table. We take a moisture reading on every slab, whether it is a garage or a hotel storeroom.
After Andrew
Hurricane Andrew demolished more than 120 homes in Florida City and damaged about 700 others. Many homes were repaired or replaced afterward, so the housing here is a mix of older patched slabs and newer construction. Older floors may have repaired sections that differ in texture or color. A flake system with a full broadcast evens out the look once the slab has been ground and patched.
What a Florida City estimate covers
We measure the floor, read the moisture, mark cracks and low spots, and ask how the space is used. Your written quote names the system, the coats, the prep and the price.
Where we work in town

Florida City Questions
Can you coat a hotel or restaurant storage room in Florida City without closing the business?
Often, yes. We can split a large floor into sections and coat one area at a time. A polyaspartic system cures faster than standard epoxy, so each section returns to use sooner. We set the schedule with you at the estimate.
My Florida City home is in a newer subdivision. Why is there a crack in my garage already?
Most new slabs develop small shrinkage cracks as the concrete dries. They are usually cosmetic. We open and fill them before coating so they do not show through. If a crack is wide or one side is higher than the other, we point it out and explain the options.
Which floor holds up to kids and bikes in the garage?
A full-broadcast flake floor with a polyaspartic topcoat is our usual choice. It resists scuffs, hides dirt and has a little texture underfoot. It also mops clean, which matters when the garage doubles as a play space.
