Coatings for Pinecrest's Large Lots and Shaded Yards
Epoxy flooring in Pinecrest is often part of a larger home project. The village took shape around ranch-style houses on one-acre lots built in the 1950s and 1960s. Many of those properties have since been expanded or replaced. Owners here usually want the garage, the pool deck and sometimes an indoor room to look as finished as the rest of the house.
Big garages and showpiece floors
Oversized two- and three-car garages are common on large lots. Some owners use them for collector cars, a gym or a workshop. For these floors we often suggest:
- Metallic epoxy floors for a garage or room meant to be seen, with a clear UV-stable topcoat where daylight reaches it
- Epoxy flake floors in a tight, small-chip blend that reads almost solid from a few feet away
- Polyaspartic floor coating over either one, for scratch and stain resistance
We show you physical samples at the estimate. Color always looks different on concrete than on a screen.
Shade, leaves and stained patios
Pinecrest has planted more than 10,000 street trees since 1997 and is recognized as a Tree City USA. Private yards are often just as shaded. Leaves, seed pods and tree litter sitting on a wet patio leave tannin stains and help mildew grow on bare concrete. Patio & pool deck coatings seal the surface, so a rinse removes most of it. We favor light colors and a textured finish around pools. The texture gives grip for wet feet, and the light color stays cooler on the days the shade moves off.
Homes with long histories
The 1950s and 1960s ranch houses that set Pinecrest's character were built long before today's standard practices for slab vapor barriers. Some of the original slabs are still in place under additions and remodels. Older concrete can let more ground moisture through, so we never skip the moisture reading. If a slab reads high, we use a moisture-tolerant primer. If an old slab has a mix of materials from different additions, we grind and patch it to one level before coating.
Work that respects the property
Homes here often have finished driveways, landscaping and pool equipment near the work area. Our crew protects pavers and walls when we set up the grinder and dust collection. We keep the work area enclosed and leave the site broom-clean each day. Tell us about gate codes, pets or a property manager at the estimate.
Choosing between flake and metallic
Flake is the more forgiving choice for a garage that sees daily parking. It hides dust, small scratches and tire marks, and its texture helps on wet days. Metallic gives a deep, glossy look, but it shows dust and fine scratches more readily, so it suits a car display space, a gym or an indoor room better than a busy family garage. Some owners choose metallic for an interior room and flake for the garage next to it.
A note on Pinecrest Gardens
Pinecrest Gardens sits on the former Parrot Jungle site, which the village bought in 2002 and opened as a park in 2003. It holds more than 1,000 varieties of tropical plants. Many residents bring that same planting style home, with lush beds right up against lanais and pool decks. We mask plants and edging carefully before we grind and coat.

Pinecrest Questions
Can a metallic epoxy floor go in a Pinecrest garage that gets sun?
Yes, with a UV-stable topcoat over it. Metallic epoxy by itself can yellow in sunlight. For garages with strong direct sun we may suggest a lighter metallic color or a flake system instead.
Our pool deck sits under big trees. Will a coating stop the staining?
A sealed deck resists tannin and mildew stains far better than bare concrete. You will still need to rinse off leaves now and then. We use a textured, light-colored finish for grip and heat.
Our house has an addition built on a newer slab. Can the floor be coated as one surface?
Usually. We grind both slabs, fill the joint between them and level any lip before coating. If the two slabs move independently, we may keep a joint line in the coating to prevent cracking.
