New Garages, Done Right the First Time

Epoxy flooring in Princeton is mostly new-build work. The community grew from 22,038 residents in 2010 to 39,308 in 2020, about 78.4% in ten years. Growth that fast means thousands of garage slabs that are only a few years old. Many owners want to coat them early, before oil, tire marks and rust stains set in. A new floor is a good time to start, as long as the slab is prepared correctly.

A lumber town's name

Princeton was a small depot on the Florida East Coast Railroad in the early 1900s. It was named by Gaston Drake for his alma mater, Princeton University. Drake ran a sawmill and lumber company here that supplied Miami, the Florida Keys and Cuba until the local timber ran out in 1923. Many buildings in town were painted black and orange, Princeton's school colors.

What new concrete needs before a coating

A new garage slab looks perfect, and that is part of the problem. Builders trowel it smooth and dense, sometimes with a cure-and-seal product on top. Epoxy and polyaspartic need an open surface to bond to. Coating over a smooth or sealed slab is a common reason new-floor coatings peel. Our steps on a new Princeton slab: 1. Check the slab's age and take a moisture reading. 2. Grind the full floor with diamond tooling, edges included, to remove sealer and open the surface. 3. Fill shrinkage cracks and the saw-cut control joints where needed. 4. Apply a primer or base coat suited to the moisture reading. 5. Add flake or color, then a UV-stable topcoat. If the slab is too young or reads too wet, we tell you and set a later date.

Garages for growing families

In 2020, 51.8% of Princeton's 11,145 households had children under 18. Garages here often become a second living space: a home gym, a play area, a place for the extra freezer. Good fits:

  • Epoxy flake floors with a slip-resistant texture for play areas and gyms
  • Garage floor coating in a solid color for a clean, simple look
  • Polyaspartic floor coating when you need the garage back fast
  • Metallic epoxy floors for a garage converted to a game room or office

Sun on the driveway side

U.S. Route 1 runs northeast to southwest through Princeton, and many streets run off it at angles. Depending on how your home faces, the garage door may take morning or afternoon sun. We use UV-stable topcoats on every garage floor so the color holds where light comes through the open door.

Outdoor slabs on new lots

New homes usually come with a small patio slab. Owners often add a screen enclosure or a pool later. Our patio and pool deck coatings use texture and lighter colors so the surface is easier on bare feet. If you are planning a pool, ask us about timing, since it can make sense to coat the deck after the pool work is finished.

Coating before you move in

If your home is still empty, that is an easy time to do the garage. Nothing has to be moved, and the floor can cure while you finish other projects. Ask us about timing if your closing date is close.

A note on builder warranties

If your home is still under a builder's warranty, read its terms or ask the builder before coating. We cannot speak for their policy. We can give you a written scope of the work we will do to the slab.

Princeton Questions

My Princeton home is brand new. How soon can I coat the garage?

It depends on how dry the slab is, so we test it. New concrete gives off moisture as it cures. If the reading is too high, we will tell you to wait or recommend a moisture-tolerant primer. We would rather delay a few weeks than install over a wet slab.

The builder sealed my garage floor. Can you coat over it?

Not directly. A coating will not bond well to a sealer. We grind the sealer off the whole floor first, which also opens the concrete so the base coat can grip.

Is a flake floor slippery for kids?

A flake floor has some texture from the chips. We can add a fine anti-slip additive to the topcoat for garages used as play areas or gyms.
