Epoxy flooring in Leisure City starts with the ground the slab sits on. The community is known mainly for Coral Castle, in its older Modello section. Despite the name, Coral Castle is built from oolite, also called oolitic limestone, cut by Edward Leedskalnin into single stones that average about 15 short tons each. That same kind of rock lies under the neighborhoods around it. It is strong enough to build with, and it is also porous, which matters for any coating poured on top of it.

Why the rock matters for a coating

The Miami Limestone formation, the oolite of the Atlantic Coastal Ridge, runs under southeastern Florida near the coast. Below the surface sits the Biscayne Aquifer, a shallow layer of highly permeable limestone whose top is the water table. Water moves easily through it. When the water table rises in the rainy season, moisture can reach the underside of a garage slab and push vapor upward. A coating that traps that vapor can blister.
