When Polyaspartic Is the Right Call

Polyaspartic floor coating is a type of polyurea made for concrete. In Homestead we use it more than plain epoxy for any floor that sees sunlight, because it holds up to UV far better. HomeGuide rates polyaspartic's UV resistance as excellent and epoxy's as poor to fair. It also cures fast. HomeGuide puts full cure at about 24 to 48 hours, when heavy vehicle traffic is allowed, against up to a week for epoxy.

Why the sun matters here

Homestead's summer highs average 90 to 92°F, and its record high of 100°F was set twice in 2023. Garage doors stay open, lanais are partly exposed, and pool decks get sun all day. An epoxy-only floor in that light can yellow and chalk, especially in lighter colors. A polyaspartic topcoat, or a full polyaspartic system, keeps the color stable where the light hits.

Slab moisture and polyaspartic

South Dade concrete sits over porous limestone with a shallow water table. HomeGuide notes that polyaspartic can go over concrete with higher moisture content than epoxy and can be applied across a wide range of temperature and humidity. That does not make moisture irrelevant. We still take a reading, and if it is very high we use a moisture-mitigating primer underneath. It does give us more room to work in the wet season.

Ways we use it

  • As a topcoat over epoxy: an epoxy base builds thickness at a lower cost, and the polyaspartic top handles UV and wear.
  • As a full system: polyaspartic base and topcoat, often with flake, when speed and sun resistance matter most.
  • On lanais and covered patios: where the floor gets partial sun and the color has to hold.
  • On busy floors: shops and storage rooms that cannot be closed for a week.

The trade-offs

Polyaspartic costs more. HomeGuide's national range is $5 to $12 per square foot, against $4 to $10 for epoxy. It also goes on in thinner coats, about 2 to 6 mils per coat versus 10 to 20 mils for epoxy, so it needs a well-prepared, flat surface. Its fast cure means the crew works in smaller sections with less time to fix mistakes. Fumes during application mean the space needs ventilation, and you will want pets and family out while we work.

Prep is the same, and it matters as much

A fast coating still needs a sound bond. We diamond grind the slab, fill cracks and joints, remove old paint or sealer and vacuum before anything goes down. On a garage, that is often done in the morning, with coats going on the same day.

Living with the floor

Sweep or dust-mop regularly, since sand and limestone grit act like sandpaper under shoes and tires. Mop with plain water or a mild cleaner. Wipe up gas, brake fluid and pool chemicals rather than letting them sit. Use a mat under each car if you park after rain.

How It Works

1. Test and plan

We measure, take a moisture reading and decide between a topcoat or a full system.

Polyaspartic Floor Coating Questions

Is polyaspartic better than epoxy?

For floors that see sun or need a fast turnaround, usually yes. HomeGuide rates its UV resistance as excellent against poor to fair for epoxy, and it cures in 1 to 2 days instead of up to a week. Epoxy costs less and builds thicker coats, so many floors use an epoxy base with a polyaspartic top.

How much does a polyaspartic garage floor cost?

HomeGuide's national range is about $2,000 to $6,900 for a two-car garage and $5 to $12 per square foot overall. Old coating removal and crack repair can add $1 to $5 per square foot. We quote after seeing the slab.

Can polyaspartic go down when it is humid?

HomeGuide says it can be applied across a wide range of temperatures and humidity levels. We still watch the dew point, because condensation on the slab can affect any coating. If conditions are wrong on the day, we move the job.

Does polyaspartic smell during installation?

It can release fumes while it goes on, so we ventilate the space and ask that people and pets stay out until the coats have set. The odor fades quickly as the coating cures.
