Floors for a Fast-Growing Naranja

Epoxy flooring in Naranja often goes into homes that are only a few years old. The community grew from 8,303 people in 2010 to 13,509 in 2020, a jump of about 62.7% in ten years. It covers only 1.7 square miles, so most of that growth came as tightly packed new homes. In 2020 the density was about 9,015 people per square mile. That is a lot of garages, patios and shared walls on a small piece of land.

From orange groves to rooftops

Naranja is Spanish for orange, and the name comes from the many groves that once covered the area. Locals say it "Na-Ran-Jah." It was also a stop on the Florida East Coast Railroad. In 1980 it was combined with Princeton for the census as Naranja-Princeton, with 10,381 people. Today it is its own place again, bordered by Princeton to the north and east and Leisure City to the south, with Homestead about 5 miles to the southwest.

What newer, denser homes need

New construction in a dense community brings a few common floor issues:

  • Small garages. Many units have a one-car garage or a tandem bay. Storage takes every inch, so the floor has to handle bins dragged across it.
  • Smooth, dense slabs. Builders trowel new garage slabs hard and smooth. A coating will not grip that surface until it is ground with diamond tooling.
  • Young concrete. New slabs can still be giving off moisture. We read it before we choose a primer.
  • Shared rules. Townhome and condo associations may set work hours or parking limits for our trucks.

For these floors we usually recommend polyaspartic floor coating or an epoxy flake floor with a polyaspartic topcoat. Polyaspartic cures fast, so a single-bay garage is out of service for a shorter time. The flake hides scuffs from bins, bikes and boxes.

Water inside the community

About 10.99% of Naranja's land area is water, and the community sits around 7 feet above sea level. Lakes and canals near homes keep the air and ground damp, especially in summer. That affects how we schedule. We start early on humid days, watch the dew point, and give you written times for foot traffic and parking that fit the conditions on the day.

For landlords and investors

The 2020 census counted 4,799 housing units in Naranja, with a rental vacancy rate of 7.5%, much higher than the 2.3% homeowner rate. If you own a rental here, turnover time matters. A coated garage floor cleans up fast between tenants and does not hold oil stains. We can schedule the work during a vacancy so it does not disturb anyone. A neutral flake blend suits most renters and hides normal wear.

Patios and back slabs

Many Naranja homes have a small concrete patio out back. Patio and pool deck coatings add texture and a lighter color that stays cooler in the sun. Before coating, we check that the slab drains away from the house. If water pools against the back wall, we point it out first.

Neighbors in Princeton and Leisure City

Naranja sits between Princeton and Leisure City, with U.S. 1 along its northwest edge and the Turnpike touching its southeast corner. That makes it easy for us to reach, and easy to schedule around a work week.

Clear the floor first

We coat edge to edge, so everything that sits on the slab needs to come out, including shelving. In a small garage, plan where things will go the night before.

Naranja Questions

How long will my Naranja townhome garage be out of use?

With a polyaspartic system, most single-bay garages are coated in one day. Foot traffic is usually fine within hours and parking within a day or two, depending on heat and humidity. We give you the exact times in writing.

Can you coat a garage between tenants?

Yes. A vacancy is the easiest time. We grind, repair and coat while the unit is empty, so the floor is cured and clean before the next tenant moves in.

Do I need to empty the whole garage?

Yes. We coat the full floor, edge to edge, so everything needs to come out, including shelving that sits on the slab. If space is tight, plan where things will go before the work day. Wall-hung items can usually stay.
