Coating the Garage Floors South Dade Actually Has

Garage floor coating is the job most Homestead homeowners call us about. The garage here does more than park the car. It holds the second refrigerator, the hurricane shutters, the pressure washer, fishing gear and lawn equipment. The door is open for hours on a hot day. A bare slab in that space stains, sheds dust and darkens with tire marks. A coating seals it so spills sit on top and the whole floor cleans up with a mop.

What Homestead garage slabs look like

Homestead's housing is young. ACS figures for 2019 to 2023, summarized by Point2Homes, show a median year built of 2001 and about 38% of homes built from 2000 to 2009. Those slabs are usually flat and solid. What we find on them is wear: hot-tire marks where the car parks, rust rings under bikes and tool chests, hairline shrinkage cracks, oil spots near the front, and builder sealer or store-kit paint that has started to peel in the tire paths. Older homes built in the 1950s through the 1980s, about a third of the city's units, more often have patched cracks, low spots and several layers of old paint.

Moisture from below

The limestone under South Miami-Dade is porous, and the Biscayne Aquifer's top is the water table itself. During the wet season, from mid-May to early October, the ground under a slab stays damp. If the slab's vapor barrier is thin or damaged, moisture moves up into the concrete. That vapor pushes on any coating above it, and it is the most common reason we see garage coatings blister here. We take a reading before we recommend a system. A higher reading means a moisture-tolerant primer or a polyaspartic base.

Signs your garage floor is ready for a coating

  • Dust that comes back a day after you sweep
  • Dark tire marks or a peeling kit coating where the tires sit
  • Oil, transmission fluid or rust stains that have soaked in
  • White powdery deposits along cracks or the back wall after rain
  • Hairline cracks across the slab or chipped control joints
  • A floor that looks dull and stained no matter how often you clean it

How we prepare the slab

Most coatings that fail never bonded well in the first place. Acid etching, which most store kits rely on, does not take off old sealer or weak surface concrete. We diamond grind the full floor, edges included, and vacuum the dust. Old paint or kit coating comes off completely. Cracks and chipped joints are filled, and oil spots are degreased. Then the base coat goes down.

The finish and the topcoat

Most garages get a full flake broadcast: a color base, vinyl chips scattered until the base is covered, and a clear topcoat. It hides dust and gives the floor texture. Some homeowners prefer a solid color with a light flake. Either way, the topcoat on a Homestead garage should be UV-stable. HomeGuide rates epoxy's UV resistance as poor to fair and polyaspartic's as excellent, and the strip of floor inside the door gets direct sun most afternoons.

Hurricane season and the garage

A coated floor will not stop water from coming under the door in a storm. It does make cleanup easier, because mud and debris stay on top of a sealed surface. If your garage has flooded before, tell us. We look for staining, efflorescence and weak concrete at the threshold and include repairs in the quote.

What This Covers

A garage floor coating covers the full slab from the door threshold to the back wall.

Diamond grinding

The whole floor and its edges ground to remove sealer, kit paint and weak surface concrete.

Moisture reading

A test of the slab before we choose the primer and base coat.

Crack and joint repair

Hairline cracks, chips and control joints filled so the finished floor is continuous.

Base, flake and topcoat

A bonded base, a color or flake layer, and a clear UV-stable topcoat.

Steps and stem walls

The coating can be carried onto the step into the house and up the short curb along the walls.

Garage Floor Coating Questions

How much does it cost to coat a two-car garage in Homestead?

HomeGuide puts a two-car garage at about $1,600 to $5,800 for epoxy and $2,000 to $6,900 for polyaspartic, based on national data. Removing old paint, repairing cracks or treating a damp slab can move the price up. We give you a written number after we see the floor.

Why did my garage floor coating bubble or peel?

In South Florida the usual causes are moisture rising through the slab and poor prep. A kit applied over acid-etched concrete or old sealer may never bond, and moisture vapor pushes it up from below. Hot tires can then lift it. Grinding and a moisture reading address both.

How soon can I park on a new garage floor?

HomeGuide says polyaspartic reaches full cure in about 24 to 48 hours, while solid epoxy can take up to a week. Most of our garage systems use a polyaspartic topcoat, so parking usually comes within a day or two. We give you an exact time for your floor.

Will a coated garage floor be slippery?

A smooth gloss finish can be slick when wet, and Homestead gets about 139 rain days a year. Flake floors have built-in texture, and we can add an anti-slip aggregate to the topcoat on solid-color floors.
