Homestead Floors, Decade by Decade
Epoxy flooring in Homestead is our home ground, and the first thing we ask is when your house was built. The answer tells us a lot about the slab before we see it. Census figures for 2019 to 2023, compiled by Point2Homes, show 38.2% of the city's homes went up between 2000 and 2009, another 14.7% from 2010 to 2019, and about 2.2% since 2020. The rest are older, and some of those older slabs have been through a Category 5 hurricane. Each group needs a slightly different plan.
A town that started at a rail stop
The Florida East Coast Railway opened its first station here in July 1904 while it pushed the line toward Key West. Supplies for the workers were shipped to "Homestead Country," and the name stuck. The city incorporated in 1913, which makes it the second-oldest city in Miami-Dade County after Miami. A small number of homes still date from those early decades. Census data counts about 1.3% of units built in 1939 or earlier and another 1.3% in the 1940s.
The four kinds of slab we see most
1. Pre-1992 homes
About 31.8% of Homestead homes were built from the 1950s through the 1980s. Many of these garages survived Andrew, were repaired after it, or were partly rebuilt. We often find patched sections, old paint in two or three colors, and settlement cracks along the edge of the slab. These floors need the most grinding and repair, and they are good candidates for an epoxy flake floor, because the chips hide the patchwork once the slab is sound again.
2. The 2000s building boom
This is the biggest group in town. Many went up after the Florida Building Code took effect in 2002. The garages are usually two-car, slab-on-grade, with a smooth trowel finish. Twenty years of parking leaves hot-tire marks, rust rings and lifting builder sealer. A standard garage floor coating or a flake system with a polyaspartic topcoat suits most of them.
3. Townhomes and attached homes
About 21.2% of Homestead's housing is single-family attached, such as townhomes, against 39% detached houses. Townhome garages are often one bay and tightly packed with storage. We plan these jobs so you can empty the garage once, and polyaspartic floor coating helps here because the bay can return to use sooner.
4. Newer builds since 2010
Newer slabs are usually flat and crack-free. The main issues are a dense, glassy surface that coatings cannot grip until it is ground, and moisture still working out of young concrete. We read the moisture before we pick the primer.
Renters, landlords and turnovers
Homestead is close to evenly split. About 48.3% of occupied homes are owner-occupied and 51.7% are rented. That shapes the jobs we get. Owners tend to want a finished look, such as a flake blend that matches the house or a metallic epoxy floor in a converted garage room. Landlords usually want a floor that cleans quickly between tenants and does not hold oil stains. For rentals we lean toward a mid-tone flake with a durable topcoat, because it hides wear and is simple to clean with a mop and mild cleaner.
Heat records and outdoor floors
Homestead hit an all-time record of 100°F on July 10, 2023, and again on August 11, 2023. Concrete in full sun gets hotter than the air. On patios, lanais and pool decks we recommend patio and pool deck coatings with light colors and texture, and we schedule outdoor work early in the day so the material does not flash-cure in the afternoon heat. Inside a closed garage, the temperature swing is smaller, but the slab near the door still takes direct sun when it is open.
Working floors in town
The city is described as both a Miami suburb and a major agricultural area. That mix shows up in our commercial and shop floor epoxy work: auto bays, small warehouses along the main roads, and storage buildings for landscape and farm equipment. These floors get a thicker system, chemical-resistant topcoats and texture where wet boots and hoses are part of the day.
What moves the price on a Homestead floor
We price after we measure, because the same two-car garage can cost very different amounts here. The main factors are:
- Old coatings. Kit paint or builder sealer adds grinding time.
- Cracks and spalls. Pre-1992 slabs and repaired sections usually need more filling.
- Moisture. A high reading calls for a moisture-tolerant primer, which costs more than a standard base coat.
- The system. Polyaspartic and full flake broadcasts cost more than a single-color epoxy, and they last longer in sun.
- Access. A packed townhome garage or a gated community can add setup time.
Your written quote lists each of these, so you can see where the money goes.
Planning around the wet season
The rainy season here runs from mid-May to early October. We can coat floors all year, but in the summer we watch humidity and the dew point closely and start early. If the slab reads wet after a run of storms, we wait or switch to a moisture-tolerant primer. We will tell you on the day if conditions are wrong, and we will move the date instead of risking the bond.
Before your estimate
It helps to know roughly when your house was built, whether the floor has been painted or sealed, and whether water has ever come into the garage. Photos of stains and cracks help too. With that, we can come prepared and give you a written price at the visit.
What to Know in Homestead
- Railroad roots. The Florida East Coast Railway opened the first station here in July 1904, and the city incorporated in 1913. It is the second-oldest city in Miami-Dade County after Miami.
- Most homes are post-2000. Median year built is 2001. About 38.2% of homes date from 2000 to 2009 and 14.7% from 2010 to 2019 (ACS 2019 to 2023 via Point2Homes).
- Half the homes are rentals. About 48.3% of occupied units are owner-occupied and 51.7% are renter-occupied. About 21.2% of all units are single-family attached homes such as townhomes.
- Rebuilt after Andrew. Andrew destroyed 99% of the city's mobile homes in 1992. Nearly two years later, about 70% of damaged or destroyed homes in Homestead had been repaired or rebuilt.

Homestead Questions
My Homestead garage was built in the 2000s. Does it need repairs before coating?
Usually only minor ones. Most garages from that decade have hairline cracks, tire marks and a worn builder sealer. We grind off the sealer, fill the cracks and chips, and then coat. If we find a crack that is moving or a section that has sunk, we tell you before we price the floor.
I rent out my Homestead house. Which floor makes sense for a rental?
Most landlords choose a flake floor in a medium blend with a polyaspartic topcoat. It hides dirt and small scuffs, wipes clean between tenants and does not soak up oil the way bare concrete does. We can keep the color neutral so it suits any tenant.
Is my pre-Andrew Homestead slab too old to coat?
Age alone is not the issue. What matters is whether the concrete is sound. We look for crumbling edges, hollow-sounding patches and cracks that have shifted. Most older slabs can be ground, repaired and coated. If one cannot, we say so before you spend money on it.
