Floors from the 1970s Boom

Epoxy flooring in South Miami Heights is usually going onto concrete with some age. The census figures tell the story. The community had 10,395 residents in 1970. By 1980 that number was 23,559, more than double. It reached 30,030 in 1990. Most of the growth here happened in the 1970s and 1980s, so many slabs date from those years. Concrete that age can be strong and dense, but it has had time to collect stains, paint and repairs.

Growth by decade

| Year | Residents | |---|---| | 1970 | 10,395 | | 1980 | 23,559 | | 1990 | 30,030 | | 2000 | 33,522 | | 2010 | 35,696 | | 2020 | 36,770 |

After 1990 the growth slowed. That suggests most homes here were already standing by the time newer subdivisions went up farther south.

What older concrete asks for

Old slabs often have a hard, smooth top layer that has been sealed or painted more than once. A coating needs open, clean concrete to bond. We grind the whole floor with diamond tooling and take it down past every old layer. Then we deal with what is underneath:

  • Oil soaked deep into the slab, which can bleed back up if not cleaned out
  • Old cracks that have widened over the years
  • Spalled edges at the garage door
  • Chipped control joints

Each of these gets repaired before the first coat. That prep is the biggest part of the price on an older floor.

Garages that became rooms

Over four decades many owners turn a garage into a bedroom, a family room or a home office. If your converted room still has bare or painted concrete, a metallic epoxy floor or solid-color epoxy can finish it. We check the slab for moisture first, because a room that was once an open garage may not have a good vapor barrier under it.

Carport and driveway-side slabs

Slabs that sit outside or under a partial roof take direct sun and rain. For those we use patio and pool deck coatings with UV-stable topcoats. An ordinary epoxy left in full sun will chalk and yellow.

A busy, full community

In 2020 South Miami Heights had 11,600 households in 12,007 housing units, with a homeowner vacancy rate of 0.6%. The area sits about 17 miles southwest of downtown Miami, with Zoo Miami and Thompson Memorial Park on its north side and Cutler Bay to the east. With so many homes occupied, we plan the work so your garage is back in use as soon as the coating has cured.

Starting with a test

At the estimate we grind a small test area if the floor has paint or sealer we cannot identify. It tells us how much prep the whole floor will need, so the price we write down is the price you pay.

Price follows prep

Two garages the same size can have very different prices here. One may need light grinding and a few hairline cracks filled. The other may need old paint stripped, oil cleaned out, a broken edge rebuilt at the door and several wide cracks repaired. We list each of those items in your quote so you can see where the money goes.

South Miami Heights Questions

My garage floor has three layers of old paint. Do you have to remove all of it?

Yes. Paint and old sealers do not bond well to new coatings, and if the old layer lets go, the new one goes with it. We grind down to bare concrete across the whole floor before we coat it.

Will oil stains from decades of parking show through?

Deep oil can bleed back up if it is left in the slab. We grind out as much as we can and clean the rest before priming. On heavy stains we may use a primer made to block contamination. A flake broadcast also helps hide any shadow that is left.

Can you coat a garage that was converted to a bedroom?

Usually. We check moisture first, because converted garages may have little or no vapor barrier. If readings are fine, a solid or metallic epoxy makes a clean, easy-care floor.
